Ellsworth Center Redevelopment

Project Description

ACT Engineers is currently working on the redevelopment of this existing 22,000 SF shopping center located in West Windsor, NJ. Ellsworth’s Center, as it exists today is a small shopping center consisting of 4 separate buildings that share a central parking lot. The design includes the demolition of one existing building, reconstruction of one building, and the construction of six new buildings.

The completed mixed-use center, which will include 20 new 1 bedroom apartments, is consistent with the Princeton Junction Redevelopment Plan goals. Through the creation of outdoor public gathering spaces and a consistent architectural style, a mixed-use “Village Center” will be created. Plantings will define spaces, create visual interest and provide buffering and shading. Streetscape and plaza areas will also be enhanced through the use of varied pavement treatments, seat walls, decorative lighting and site furnishings, including an outdoor dining area.

ACT worked with the project owner to define the project purpose, financial goals, feasibility criteria, schedule, phasing to accommodate existing building occupants, risk assessment of regulatory approvals, deviations from land use standards, costs/benefits of additional land acquisition for project expansion. Cost effective sustainable design elements have been incorporated in the project.
